Last month, I had the pleasure of hosting a real estate lunch at the new Aethos Club in Palma Old Town, bringing together members and invited guests for an open, two-hour discussion about the Mallorca property market and how to approach it, when to enter it, and what truly matters when investing on the island.

A Different Kind of Property Conversation

The setting could not have been more fitting. Aethos recently opened two locations in Mallorca, a hotel in Paguera and a private Members Club in Palma’s Old Town, creating spaces designed for exchange, perspective, and long-term thinking. Exactly the kind of environment where real estate should be discussed.

Around the table were new faces, international backgrounds, ambitious minds. Exactly what I would describe as the next generation of buyers who will shape the future of property in Mallorca. And what became clear very quickly was this:

Most uncertainty in real estate does not come from the market. It comes from missing information.

The Mantra: Information First

Over the past years, I have developed a very clear belief:

"Buyers who don’t understand the market simply lack information that should have been provided by their agent."

Real estate in Mallorca is complex. Not because it is chaotic, but because it is fragmented. Different agencies, shared listings, varying price expectations, evolving rental regulations, regional nuances between Palma, the southwest, the north, or rural estates. Without proper guidance, even intelligent buyers feel uncertain. And uncertainty creates hesitation.

During our lunch discussion, we covered:

Listings are often shared across platforms. The same property may appear under different agencies. Advice varies depending on who you speak to.

My perspective is simple: Before committing to a property, buyers should first interview their agent. Because in Mallorca, the right agent is not the one with the most listings, it is the one who can navigate the entire market on your behalf.

As an independent advisor, I collaborate with agencies across the island to identify the right property for my clients. My role is not to sell a specific listing. It is to protect the decision-making process. And that difference matters.

The Emerging Buyer Mindset

What excited me most about this lunch was the mindset of the guests. There is a new wave of buyers entering the Mallorca property market: Entrepreneurs, digital professionals, internationally mobile families. They are informed, globally aware, and strategic in their thinking.

They are not just buying a house. They are making portfolio decisions. Lifestyle decisions. Long-term positioning decisions. And they expect clarity. This new generation will inevitably shape the future of real estate in Mallorca. Not through speculation, but through informed capital and thoughtful investment strategies.

Two Hours That Felt Short

Our conversation lasted over two hours, yet it felt as though we had just begun. Real estate is rarely about square meters or sea views alone. It is about context. Timing. Structure. Understanding how the island works beyond the listing description. That afternoon at Aethos Club reinforced something I strongly believe:

When buyers are given full information, decisions become calmer and better.
