But to sell successfully — and achieve the best price — you need a clear strategy, professional guidance, and an understanding of the local process.
As a real estate agent in Mallorca, I’ve guided many owners through this journey. Here’s my step-by-step approach to selling your home on the island and navigate through thousands of agents on the island!
Choosing the Right Real Estate Agent
The first step in selling your property is finding a trusted, licensed professional who understands the Mallorcan market. With international buyers playing such a big role, you’ll want an agent with strong networks across borders, excellent marketing tools, and a personal approach. These days, clients are very well informed about properties available on the market. Therefore, if you don't want to list your property exclusive with one agent, try to keep the amount of agencies small (2-3) and choose them by their main target client group. If your property is listed by 10 agencies, clients will loose the impression that your property is special.
Tip: Look for someone who doesn’t just “list” properties, but actively markets them with professional photos, videos, reels, and a network of potential buyers. Especially the marketing aspect is very important, as the simple uploading of photos on an agencies website isn't enough.
Preparing Your Property for Sale
First impressions matter. Whether it’s for online listings or in-person visits, your property needs to shine.
- Declutter and depersonalize spaces
- Consider a fresh coat of paint
- Highlight Mediterranean features such as terraces, natural light, or sea views
- Invest in professional photography and videography (mostly done by the agency)
- Light some scented candles or use room spray before viewings
Remember: buyers often make their decision within minutes. Therefore, the first minutes after entering the property are the most important.

Setting The Right Price
Pricing in Mallorca is a balancing act. While demand is high, especially in areas like Palma, the Southwest, and coastal hotspots, overpriced homes can sit on the market for months. I help my clients analyze comparable properties, buyer trends, and local data to set a realistic yet competitive price. Another very important reason to choose an agent that is familiar with the area your property is located in and that has sold in that area as well, as you will receive extra insides about prices that properties has been sold for in the past.
Tip: Buyers are very well informed about price changes and developments on the market. Try to set the price right from the beginning with a small negotiation margin included, instead of lowering the price within a three-month-period.

The Sales Process and Paperwork
You should be prepared to receive an offer on your property once a buyer is interested - sometimes, these offers are low. Instead of getting frustrated, set up a negotiation strategy with your agent and try to meet the interested client at another price point both parties feel comfortable in continuing. After agreeing on a price, the legal process begins. Having all documents ready from the start saves time and builds trust with buyers.
